House Rules and Prohibited Conduct

Nighttime Conduct and Consideration for Neighbors

• Out of consideration for our neighbors, outdoor conversations and skateboarding (riding or moving boards) are strictly prohibited after 21:00.
• After 21:00, please keep windows closed during indoor conversations, and refrain from loud talking, music, or television that could disturb other guests or neighbors.

Movement Within the Premises and Restricted Areas

• Shoes are not permitted indoors. Please change into the slippers provided at the entrance before entering.
• The bathroom is located in a separate building. Please wear proper clothing when moving between buildings — walking in underwear or swimwear is not permitted.
• Entry into the main house (private area) is strictly prohibited.

Antique Furnishings and Facilities
Our antique furniture and fittings are delicately crafted and differ greatly from mass-produced items. Some areas also feature traditional earthen walls and tatami rooms that are easily damaged.

• Please take great care not to drag suitcases or other heavy luggage across tatami flooring, and avoid rough handling of furnishings. In the event of significant damage or soiling, we may charge the actual cost of repair.
• For hygiene reasons, please always use the provided sheets on the futons/bedding.

Meals and Cooking
Tableware, seasonings, and cooking utensils provided are available for free use. For hygiene purposes, please wash all items thoroughly after use.

Smoking
Smoking is strictly prohibited indoors. Please smoke only in the designated outdoor area with the ashtray provided. If smoking indoors or improper disposal of cigarette butts is discovered, we will charge for specialized cleaning costs and any associated loss of business.

Private Skatepark Terms of Use (Important)

Our skatepark is a handmade, private facility and is smaller in scale than public skateparks. The surrounding area includes rocks, trees, plants, and features still under construction, some of which may be hazardous. Users must fully understand these risks and ride only within their own skill level, entirely at their own risk.

• The park is available for use between 9:00 and 18:00. Use outside these hours is strictly prohibited under any circumstances, as it causes disturbance to neighbors.
• We accept no responsibility whatsoever for accidents, injuries, illness, or death occurring while using the park. We strongly recommend that guests obtain personal accident insurance in advance. (Guests are encouraged to bring and wear their own helmet and protective gear.)
• Minors must be accompanied by a parent or guardian at all times for safety supervision while using the park.
• Guests will be charged the full actual cost of repairs for any damage caused to park equipment, plants, or other property of the guesthouse through skateboarding or other activities.

Damage to or Loss of Facilities and Amenities

If the building, furniture, fixtures, or linens are damaged, soiled, or lost (including lost keys), we will charge the actual cost of repair or replacement, along with compensation for any resulting loss of business.

By making a reservation, you agree that any such charges may be billed to the credit card registered at the time of booking, via our payment system (Stripe).

Forced Eviction for Unlawful Conduct

If a guest violates these terms, fails to follow the guesthouse’s instructions, or engages in serious nuisance or unlawful conduct affecting neighbors, we reserve the right to require immediate departure without refund, even during the booked stay.

Disclaimer

If we are unable to provide accommodation due to causes beyond our control — such as natural disasters (earthquakes, typhoons, etc.), suspension of public transportation, or local power or water outages — we will provide a full refund of the accommodation fee. However, we accept no liability for any other losses, such as airfare or the cost of alternative accommodation.

Except in cases of gross negligence on our part, we accept no responsibility for theft, loss, or injury involving guests’ personal belongings during their stay.

Cancellation & Refund Policy

• Up to 2 days before the stay: Free of charge (full refund)
• 1 day before the stay: 50% of the accommodation fee
• Day of the stay or no-show: 100% of the accommodation fee

Please note that Stripe’s payment processing fees may not be refundable even in the event of a cancellation, in accordance with the provider’s policies.

Personal Information Protection Policy
We recognize the importance of the personal information entrusted to us by our guests, and we are committed to complying with all applicable laws and handling such information appropriately.

Collection and Purpose of Use of Personal Information
We collect information such as name, address, phone number, email address, and (for guests from overseas) nationality and passport number, for purposes including reservations, inquiries, and check-in procedures.

The information collected is used solely for the following purposes:

• Managing reservations
• Providing our services
• Preparing and retaining the guest registry as required under the Hotel Business Act
• Responding to inquiries

Please note that credit card information is managed directly by our payment processor (Stripe) and is never held or stored by us.

Restrictions on Disclosure to Third Parties
We will not disclose personal information to third parties without guest consent, except where required by law (for example, where disclosure is requested by a government authority under the Hotel Business Act or similar regulations).
